ew data from Realtor.com for March shows that home sale prices in Lee County, Florida, declined compared to the previous month. The median home price dropped to $370,000, a 2.6% decrease from February's median of $380,000. This decline is also a 5.1% drop from the same time last year when the median home price was $390,000.

    Breaking down the data by property type, single-family homes saw a 2.7% decrease in median sales price to $389,262 in March compared to February's median of $400,000. Since March 2024, single-family home prices have dropped 5.1% from a median of $409,950.

    Condominiums and townhomes experienced an even sharper decline, with a 9.4% drop in sales price to a median of $290,000 in March compared to February's median of $320,000. Since March 2024, condominium prices have decreased by 14.5% from a median of $339,000.

    In terms of the number of recorded home sales, Lee County saw an 11.4% decrease since March 2024, with 1,951 recorded sales in March compared to 2,203 in the same month last year. The total value of residential home sales in Lee County was $975.7 million.

    Statewide, Florida's median home price increased slightly to $380,614 in March from $379,999 in February. However, the number of recorded sales across the state decreased by 10.6% since March 2024, with 32,971 recorded sales in March compared to 36,887 in the same month last year.

    The total value of residential home sales in Florida increased by 64.2% from $15.1 billion in February to $24.9 billion in March. Single-family homes saw a slight increase in median sales price across the state, while condominium prices dropped 1.5%.
