Gaulin Properties Acquires 7510 Montevideo Road in Jessup for $18.5 Million

Tate USA Signs Short-Term Leaseback for Entire 121,211 SF Warehouse with MacKenzie Commercial.

    Tate USA has sold its 121,211 square foot U.S. headquarters to Gaulin Properties for $18.5 million. The warehouse building at 7510 Montevideo Road was brokered by MacKenzie Commercial Real Estate Services, which also secured a short-term leaseback with Tate and was appointed as the exclusive leasing broker by Gaulin Properties.

    MacKenzie Senior Vice Presidents Matthew Curran and Andrew Meeder represented the seller in this transaction. The building features 18-to-21-foot ceiling heights, nine dock-high loading docks, and four oversized drive-in doors, making it suitable for manufacturing and various other uses.

    Located on a 10-acre site near US Route 1 and Interstate 95, the property offers easy access to major transportation routes, including BWI Airport and the Port of Baltimore's Fairfield Marine Terminal. The new owner plans to upgrade the property to attract a new tenant by Q4 2025.

    The Jessup area has a low vacancy rate for industrial/warehouse space, with just over 200,000 square feet of new construction underway. MacKenzie Commercial Real Estate Services is part of The MacKenzie Companies, which offers customized real estate solutions across various asset classes.
