otal Safety U.S., a Houston-based safety equipment provider, has significantly expanded its presence in Los Angeles with the lease of a 52,600-square-foot industrial building in Harbor City. The seven-year deal, worth $5.5 million, more than doubles the company's existing footprint in the area. Located at 1405-1407 240th Street, just seven miles from the Port of L.A., the single-story building offers 4,500 square feet of office space and sits on 2.6 acres.
The property, owned by Alere Property Group, was previously occupied by a tenant that vacated two years ago, leaving the landlord to navigate a challenging market. Courtney Bell and Matt Stringfellow of The Klabin Company represented the landlord in the deal, while Brian Held and Ron Wade of CBRE represented Total Safety.
This lease is part of a larger trend of major industrial deals in Los Angeles County this year. In August, Voyant Beauty signed leases for 180,000 square feet in Chatsworth with Rexford Industrial Realty, while Neutraderm acquired a 59,400-square-foot building in Chatsworth for $21 million, expanding its regional footprint to 115,000 square feet.
