arasota's best-kept secret is often overlooked, but I believe it's one of the most exciting areas in town. While many people are drawn to the Rosemary District and Gillespie Park, I think there's a hidden gem right under our noses - Central Park II.
Located on Tamiami Trail, near Sarasota Ford and Publix, this condo complex is often misunderstood by its appearance from the street. However, once you drive in, you'll discover that it's actually reasonably priced for its central location and offers stunning views of the Hudson Bayou. The condos back up to the bayou, providing a peaceful retreat where you can watch manatees float by.
Prices have dropped significantly since I sold a condo here for $500,000 just a few years ago. Now, similar units are selling in the mid-$200s. What's changed? Everything - the post-Covid spike is over, interest rates are higher, and hurricanes have increased insurance costs. The tragedy on Miami Beach also had a ripple effect on places like Central Park II.
Despite its affordable prices, Central Park II offers an unbeatable location. You can walk to downtown Sarasota in minutes, with access to the bayfront, Main Street, Legacy Trail, and Sarasota Memorial Hospital. Publix is across the street, and Payne Park is next door.
The complex features a range of one- and two-bedroom layouts, including 1226 square foot townhouses and cozy one-bedroom condos under 600 square feet. Amenities include a heated pool, hot tub, tennis court, clubhouse with workout room and library, and a dock for fishing or launching kayaks.
Rental options are also available, ranging from $1500 to over $5000 per month, depending on the time of year and length of lease. Buying a condo here is an excellent investment opportunity.
