High-end developers unveil new upscale residential projects

High-end builders launch new luxury residential projects

as Vegas homebuilders have seen a significant surge in luxury home sales, with 47% more homes priced at $1 million and higher sold during the first half of 2025 compared to the same period last year. According to Home Builders Research, there were 334 such sales in the first six months of this year, up from 227 in 2024.

    A major contributor to this growth is Ascension, a luxury custom-home community in Summerlin developed by Toll Brothers and Pulte Group. The community has seen 142 sales so far this year, with prices ranging from $1 million to $3.1 million. In contrast, the two companies had only 37 sales of homes priced at $1 million or higher outside of Ascension.

    Taylor Morrison is set to launch its new luxury community, Esplanade at Red Rock in Summerlin, which will feature nearly 400 homes, with more than half priced above $1 million. The community will include a resort-style amenity center and offer Strip and valley views.

    In Henderson, Heritage Homes is developing a luxury hillside project near MacDonald Highlands, with prices starting at $4.2 million. The development will feature five different projects, including Alta Vista, which will have eight home sites and be expanded to 14 lots total.

    Ascaya in Henderson is also expanding its luxury community, with the Canyon Residences offering initial prices ranging from $2.99 million to $4.46 million. The new project features traditional stacked condos and single-family detached-style homes with private garages and expansive floor plans.

    LIVV Homes, a subsidiary of Growth Holdings, is planning 96 smart homes in Henderson, priced between $3 million and $7 million. The development will offer customization options at semi-custom pricing and feature net-zero energy efficiency.
