collection of historic buildings along San Antonio's River Walk is up for sale, potentially paving the way for redevelopment in a site rich with Texas history. The properties, marketed by CBRE's Andrew Price and Asher Reilly, include five buildings dating back to the late 1800s and early 1900s, spanning 76,500 square feet at 130 Soledad Street. The asking price has not been disclosed, but the Bexar County Appraisal District values them at $14.4 million.
The site's "unbeatable location" is its main selling point, according to Price, who notes that it falls within an opportunity zone offering tax incentives for development in economically distressed areas. The area boasts River Walk frontage and proximity to Main Plaza, UTSA campuses, and a planned stadium for the Double-A Missions baseball team.
Developers from across the country have expressed interest in the properties, with several hundred inquiries received so far. A buyer could transform the site into mixed-use space featuring restaurants, bars, and hospitality venues along the River Walk. The site holds significant cultural history, including the former Veramendi Palace where Jim Bowie married Ursula Veramendi and Texas revolutionary Ben Milam was fatally shot during the Texas Revolution.
