he 50-acre Howard Terminal site in Oakland, once slated for a new ballpark and retail village, has generated interest from over 100 firms, including Prologis, Brookfield, and Trammell Crow. The Port of Oakland began soliciting proposals in September, with a December 9 deadline, after the A's abandoned plans to build a $12 billion development featuring 3,000 homes, commercial space, shops, restaurants, and public open space.
The terminal is currently used for maritime operations, but the port is seeking "creative and innovative concepts" that could transform the site into a thriving waterfront destination. Interested parties include developers, industrial giants, clean tech startups, architecture firms, and brokerages, as well as the Oakland Roots Soccer Club.
While residential development may not be a priority, the city has set aside $375 million for off-site infrastructure improvements that could be repurposed for a new redevelopment of Howard Terminal. The site requires significant structural repairs and environmental cleanup before any project can move forward, but developers could potentially leverage an existing environmental impact report prepared by the A's to expedite the process.
