ictoria’s rental reforms, long championed by Premier Jacinta Allan, will take effect next week. Real‑estate agents and landlords are preparing for the new rules, which aim to strengthen tenant protections and curb unfair pricing. Advocates like Jordan van den Lamb say the rollout has been uneven, but the government insists the changes are overdue.
Consumer Affairs Victoria announced that the reforms will give renters greater security over leases and finances, and provide clearer obligations for landlords. Five key provisions will be enforced from 25 November. First, landlords cannot issue a notice to vacate without a valid reason, even at the end of a fixed term. If a valid reason exists, a 90‑day notice is required, up from 60 days. Second, rent increases at lease end must also follow the 90‑day notice period.
The legislation also tightens the ban on demanding more than one month’s rent in advance and prohibits soliciting higher offers. Minimum property standards will now apply before a property is listed, not only after a tenant moves in. From 1 December, landlords must ensure internal window coverings have secured cords, among other requirements.
Simon Berglund of Reapit Australia described the new rules as a “long‑time coming” step that aligns with a national trend to protect renters and simplify applications. The reforms are part of a broader effort across states and federally to curb bad landlords and improve the rental market.
Overall, the changes aim to give renters better rights, safety, and financial stability, while giving landlords clearer processes for managing their properties.
