Latham & Watkins joins Sixth Avenue's growing tenant roster

Latham deal completes 100% leasing of 1285 Sixth Ave. tower.

atham & Watkins has secured a significant expansion at 1285 Sixth Avenue, solidifying the Midtown leasing market's momentum. The global law firm leased 120,000 square feet in the 1.8 million square-foot tower, which is now fully occupied with UBS, Paul Weiss, and BBDO also calling it home.

    This move marks a pure expansion for Latham & Watkins, as they will maintain their existing 435,000 square feet at nearby 1271 Sixth Avenue, owned by Rockefeller Group. The firm's managing partner, Marc Jaffe, attributed the growth to "continued momentum" and a deep commitment to New York City, coinciding with their 40th anniversary.

    A CBRE team represented Latham & Watkins in the deal, while RXR's William Elder and Daniel Birney handled negotiations on behalf of the landlord. This expansion contributes to the ongoing leasing boom along Sixth Avenue between 42nd and 59th Streets, driven by significant investments in late-20th Century office towers, similar to Park Avenue.
