n the Granite State, where real estate transactions can be a complex dance, Richard Dale-Mesaros has been a seasoned player since 2003. As a Meredith-based agent and investor, he's spent years navigating the intricacies of foreclosure auctions across five counties, often scouring over a dozen websites and local newspapers to stay ahead of the game.
But even for a seasoned pro like Dale-Mesaros, tracking multiple auctions simultaneously was a daunting task. "It would take me hours to sift through 20 different auctioneers' schedules," he recalls. The frustration reached a boiling point when he'd arrive at an auction only to find it had been canceled – often without any online updates.
Determined to streamline his workflow and fill the information gap, Dale-Mesaros teamed up with Concord-based web developer Margo Bowie to launch BidPirate.com in January. This innovative platform aggregates live-updating foreclosure auction listings from across New Hampshire, providing agents and investors with a centralized hub for crucial information.
For a modest monthly fee of $49, users gain access to detailed listings, including date and time, contact info, and property specifics. The site also offers a treasure trove of "due diligence" resources, such as registries of deeds, record searches, and parcel maps – all in one convenient location.
Bowie's expertise proved instrumental in bringing BidPirate to life, leveraging her skills to create a user-friendly interface that meets the needs of its target audience. As co-founder, she works closely with Dale-Mesaros and three other team members to manually track updates and edit auction details within hours of any changes.
To further amplify their message, Dale-Mesaros and Bowie have partnered with three marketing students from the University of New Hampshire's Peter T. Paul College through the college's Paul Projects program. This collaboration has not only helped disseminate a research survey but also provided valuable insights into the needs and preferences of professionals in the foreclosure auction space.
One agent, who wished to remain anonymous, credits BidPirate with saving them time and streamlining their workflow: "Before, it was almost impossible to keep track of multiple websites. Now, I can quickly check if an auction has been postponed or canceled – it's a game-changer." As BidPirate continues to grow, its founders remain committed to delivering a premium service that meets the evolving needs of its users.
