Luxury Coral Gables waterfront estate listed for $16 million after contract signings fall through

Miami-Dade's top sale: $15.9M waterfront home in Coral Gables tops Eklund-Gomes signed contracts report.

A
Coral Gables waterfront home priced at nearly $16 million led last week's signed contracts in Miami-Dade County, according to the Eklund-Gomes report. The 8,305-square-foot, five-bedroom Cocoplum house at 361 Los Pinos Place is listed with Douglas Elliman's Lourdes Alatriste and owned by Los Pinos 361 LLC, managed by Vladislava Finskaya of Opus Design. The property was previously sold for $4.2 million in 2018 and has undergone renovations since its 1981 construction.

Among the 12 contracts marked between October 21-27, the top condo contract was at Five Park, a luxury tower being developed by Russell Galbut and David Martin's companies. Unit 4402, a three-bedroom, three-and-a-half-bathroom condo at 500 Alton Road, is asking $9.3 million and spans 2,930 square feet.

The five condos had an average price of nearly $1,800 per square foot and spent about 85 days on the market. The seven single-family homes that entered into contract last week averaged around $8 million in asking price and spent 150 days on the market, totaling $56.4 million in asking dollar volume.

The combined asking price for all 12 contracts was $88.1 million, with an average of nearly $7.3 million per property. This is down from the previous week's total of $103 million, which saw buyers sign contracts for 11 properties in Miami-Dade County.
