illiamson Inc.'s annual Market Update brought together industry leaders to discuss the current state and future trends of real estate in Williamson County, Nashville, and nationwide. The event aimed to address the significant impact of real estate on the local economy.

    The first panel focused on residential real estate, featuring Eric Fellow from New American Funding, Erin Kreuger from the Erin Kreuger Team, and David McGowan from Regent Homes. Kreuger noted that Williamson County's market is balanced, offering opportunities for buyers, but warned that interest rate cuts may not have an immediate effect on mortgage rates.

    Fellow predicted a volatile interest rate market over the next couple of years, while McGowan stated that home prices in Williamson County are unlikely to decrease due to high demand and limited affordable housing options. Largen emphasized the need for organized efforts to address attainable housing challenges.

    The second panel discussed commercial real estate development, with Janet Miller from Colliers, JP Cowan from TMPartners, and Mary McGowan from Kimley Horn exploring the balance between luxury and affordable housing. Miller highlighted Williamson County's appeal as a magnet for large headquarters, while Cowan emphasized the importance of community-focused office spaces.

    McGowan noted that infrastructure restraints pose challenges to development, but also sees potential in mixed-use projects. Miller cautioned that the county's economic privilege is not guaranteed and requires careful management of factors like schools, crime, and infrastructure.
