May's sells Summit Club for record-breaking $35 million

Summit Club home sale in May shattered Las Vegas' all-time record when it closed for $35 million, surpassing Celine Dion's neighbor's 2023 sale of $30 million. This sale is the third-highest recorded in Las Vegas history.

    The top six sales of 2024 were in Summerlin's ultra-luxury resort community, The Summit Club. A $29.25 million sale on December 20 was recorded in The Summit Club - a home sold by Canadian businessman Andrew Nikou to Bradford Watterson. This marks the third-highest sale in Las Vegas' recorded history.

    The No. 1 sale in history is a two-story home on a 1.5-acre estate, measuring 11,427 square feet with five bedrooms, seven baths, and a six-car garage. It features a pool with a waterfall and spa. The seller was Patrick and Andrea Ramsey, who acquired the lot for $2.5 million in 2016 and built a custom home in 2017. The buyers were business owners Ronald and Janis Soto of Southern California.

    Anthony Spiegel represented both the buyer and seller. He attributed the record-breaking sale to The Summit Club's unique location, which sets it apart from other Las Vegas neighborhoods. "What gives any real estate real value is the location," Spiegel said. "At some point, there's only so much replacement value that can be attributed to the value of the home."

    The No. 2 sale was on Capstone Point Court, closing for $29 million in December. The two-story home sits on 0.8 acres and measures 10,094 square feet with seven bedrooms and 10 baths.

    The top six sales were all in The Summit Club, with prices ranging from $19.7 million to $15.75 million. Other notable sales included a $22 million sale in March, a $19.7 million sale in March, and a $15.75 million sale in July.

    In MacDonald Highlands, a three-story home on Dragon Crest Avenue sold for $15 million in October. The home features 28-foot ceilings, indoor water features, heated floors, and a chef's kitchen.

    The No. 8 sale was a two-story home on Painted Feather Way in The Ridges, selling for $12.5 million in April. The home measures 10,346 square feet with five bedrooms and eight baths.

    The No. 9 sale was a seven-bedroom, eight-bath home on Hawk Ridge Drive in The Ridges Summerlin, selling for $11.25 million in November. The buyer is tech entrepreneur James Reiser.

    The No. 10 sale was a two-story home on Sunset Strip in Ascaya, Henderson, selling for $11 million in March. The home features an open indoor-outdoor concept with dramatic architectural lines and gorgeous finishes.

    The No. 11 sale was a four-bedroom, seven-bath home on Boulderback Drive in Ascaya that sold for $10.7 million in May. The home has a private courtyard, entrance with a water feature, media room with six televisions, bar, gym, and game room.

    The No. 12 sale was a single-story home on Crested Cloud Way in The Ridges, selling for $10.68 million.
