ne Thousand Group has acquired a 1.6-acre development site in Edgewater's Miami neighborhood for $53 million, marking its third project in the area. The group, led by Louis Birdman and Kevin Venger, purchased the assemblage at 3601 Biscayne Boulevard and adjacent parcels on NE 36th Street near the Miami Design District. KPF Architects will design a mixed-use branded condo project called Tower 36, featuring a private members' club, food and beverage concepts, wellness amenities, commercial space, retail, and a rooftop helipad.
The site was previously owned by Sunshine Dade Investments, led by Maximo Alvarez of Sunshine Gasoline Distributors. Apex Capital Realty's Michael Hinton brokered the sale of two adjacent parcels on 36th Street. Cirrus Real Estate Partners financed the deal. One Thousand Group had previously planned a 47-story office tower for the site.
The developer is also behind the Zaha Hadid-designed One Thousand Museum condo tower and co-developing Villa Miami, a Major Food Group-branded condo tower in Edgewater with Terra's David Martin. Over a dozen residential projects are underway or planned in Edgewater, which has historically been home to single-family homes and low-rise apartment buildings.
