Milestone Group of Dallas Closes $1.1B Real Estate Investor Fund

Dallas‑based Milestone Group closes $1.1B Milestone Real Estate Investors VI fund, oversubscribed amid a tough climate.

M
ilestone Group, a Dallas‑based private‑equity real‑estate firm, has closed its sixth discretionary vehicle, Milestone Real Estate Investors VI LP, hitting the $1.1 billion hard cap. COO Chris Bartlett thanked investors for their confidence amid volatile markets, noting that the strong demand for Fund VI reaffirms the firm’s 20‑year history of delivering solid returns across cycles. The fund was oversubscribed, underscoring continued appetite for Milestone’s value‑add strategy even in a tough fundraising climate.

Fund VI will pursue its core play: buying and repositioning middle‑market suburban multifamily assets in high‑growth Sunbelt and Mid‑Atlantic locales. The team targets well‑located, undercapitalized, and poorly managed properties that offer built‑in growth potential. “We focus on solutions that benefit all parties and set the stage for long‑term success,” said co‑managing partner Jeffrey Goldberg. He added that the firm works closely with sellers, employing creative structures—recapitalizations, debt assumptions, entity purchases, portfolio deals, and rescue capital—to streamline refinancings and optimize capital stacks.

Since its inception, Milestone has deployed over $9 billion into more than 90,000 units, consistently ranking in the top quartile of discretionary funds per the latest Cambridge Private Real Estate Index. Fund VI has already closed deals in South Florida, Northern Virginia, and Denver, each acquired at a meaningful discount to replacement cost and supported by robust market fundamentals.

The investor roster for Fund VI includes leading global institutions: public and private pension funds, insurance carriers, foundations, a sovereign wealth fund, family offices, and ultra‑high net worth individuals.
