dward Minskoff's office leasing streak continues as he scores another major deal, this time with the FDIC. The agency has leased 148,000 square feet at 1166 Sixth Avenue in Midtown Manhattan, relocating from the Empire State Building where it occupied 119,000 square feet. The 10-year lease comes with an asking rent starting at $80s per square foot and will occupy part of the seventh floor and all of the eighth, ninth, and tenth floors.
JLL's Paul Glickman and Diana Biasotti represented the landlord, while Colliers' Connor Faught and Sheena Gohil represented the tenant. This deal follows Minskoff's recent modification of debt backing the 44-story Midtown office tower, with Wells Fargo extending maturity dates and tweaking interest rates for three loans totaling $235 million.
Minskoff is also developing a fitness center and lounge to pair with a new 12,000-square-foot conference center at the property. Other notable leases at 1166 Sixth Avenue include deals with CNA Insurance and Axis Insurance, which signed leases for 40,000 square feet each. With three floors still available for lease, Minskoff is making the most of his momentum with government tenants, including a recent deal with Customs and Border Protection in Jamaica, Queens.
