A
proposed 480-foot skyscraper could become the tallest building in Austin south of Cesar Chavez Street. The project, submitted by law firm Drenner Group on behalf of land owners Wesley and Jerry Pearson, would rise almost 50 stories at 311-315 South Congress Avenue. The tower would contain 488 residential units, 30,000 square feet of office space, and 7,500 square feet of retail and pedestrian-oriented uses.
This proposal signals a shift towards high-density living and commercial activity in the South Congress corridor. Nearby, Endeavor Real Estate's plan to redevelop the former Statesman building into six mixed-use towers has drawn lawsuits over its approval process. Another project, spearheaded by Related Company, aims to bring 800 residential units, a hotel, and significant commercial space to the 500 block of South Congress.
The area is abuzz with redevelopment activity, including Intracorp's plans for luxury condos on South Congress. These projects reflect a broader trend towards high-density mixed-use development in the city.
