ew Braunfels' real estate landscape is a tale of two numbers: listings are up, sales are down. According to the Four Rivers Association of Realtors, active listings in the area surged by 10% last month, while closed sales plummeted by over 12% compared to the same time last year.
While this might seem like a cause for concern, local experts say interest in New Braunfels remains robust. Levi Rodgers, owner of the Levi Rodgers Real Estate Group, notes that the area's unique blend of small-town charm and proximity to major cities is a major draw for buyers. "New Braunfels is selling hot right now," he says. "We have people interested from all over, especially those looking for a more relaxed pace between San Antonio and Austin."
Rodgers attributes the continued demand to factors like spacious lots, lower tax rates, and top-notch schools. He also points out that homes are spending less time on the market than they did last year, indicating sustained buyer interest.
However, Rodgers cautions that real estate is a hyperlocal business, influenced by factors like new developments and school openings. "A brand-new school can make an area more attractive overnight," he notes. "Or a new home development can siphon buyers away from established neighborhoods."
As the region continues to grow and evolve, realtors will be keeping a close eye on how the market shapes up for New Braunfels and its surrounding communities in the months ahead.
