ew York City's club scene is experiencing a resurgence, with exclusive social clubs popping up across the city. From Casa Cipriani for the high-society crowd to Leash Club for dog owners, it seems like every interest and income bracket has its own club. Even historic organizations like the National Arts Club are attracting new members.

    The trend isn't just about socializing; it's also a smart business move. Social clubs are considered nonprofits, allowing founders to avoid taxes by keeping earnings within the club. This model is particularly appealing to real estate investors, who can save on taxes while generating revenue from member benefits and non-member sources.

    Financier John Paulson plans to turn the Princeton Club into a hub for young professionals, while Jeff Klein invested $130 million in the San Vicente West Village club at the Jane Hotel. Initiation fees range from $3,200 to $15,000, with annual dues of $1,800 to $4,200.

    London-based clubs like Anabelle's and The Twenty Two are also expanding into New York City, with Maxime's opening in March on Madison Avenue and The Twenty Two launching in the Flatiron District. Miami's Casa Tua has opened at the Surrey hotel on the Upper East Side, with an annual fee of $4,300.

    Real estate players see private clubs as a surefire asset, with guaranteed revenue and a cache that adds to the value of their properties. Social clubs are eyeing 26 Little W. 12th St. in the Meatpacking District, while Jean-Georges Vongerichten's Chez Margaux has opened at 403 W. 13th St.

    However, some experts warn that the club market may be experiencing a "dotcom bubble," with too many clubs launching and not all of them will survive. As one broker noted, being in a real members club is about belonging to a community, not just selling immediate access.
