itti Development has revised its plans for the 33-acre Loeber family property in Schaumburg following community feedback. The homebuilder initially proposed a 357-unit rental community, but now offers a scaled-back plan featuring 122 for-sale homes. This reduced density addresses residents' concerns while aligning with Schaumburg's master plan prioritizing single-family homes.

    "We heard what the community was saying," said Joe Nitti, co-leading the company with his brother Nico. The property has a long history as a rural retreat and horse farm within the Loeber family, known for luxury car dealerships. Previous development attempts since 2002 have stalled, including a rejected proposal in 2016.

    The revised plan features four housing types, ranging from $600,000 to over $1 million. A stream bisects the property, separating higher-priced homes to the north and smaller residences to the south, both retaining green space. The development process is still in its early stages, with Nitti planning to submit the proposal to Schaumburg's project review group next year. If approved, it will move through various boards before a potential sale of the property to Nitti Development can be finalized.
