North Fork waterfront property sets new price record at $36 million listing

North Fork's priciest listing may shatter its own record at $35.5M.

A
North Fork waterfront estate has listed for $35.5 million, potentially breaking its own record set in 2008 when it sold for $19.5 million. The 148-acre Indian Neck Farm, located at 4170 and 3375 Indian Neck Lane in Peconic, boasts a sprawling property with a farm, greenhouse, golf course, tennis court, and a "fitness and wellness barn" featuring a hyperbaric chamber and infrared sauna. Listing agent Sheri Winter Parker notes that the estate's unique assemblage of five parcels makes it nearly impossible to replicate.

The median sale price for homes in the North Fork last quarter was around $1 million, with 127 transactions logged compared to 119 in the previous year. Meanwhile, a recent off-market deal in Mattituck saw a property sell for $10 million, setting a record for the hamlet and exceeding $2,200 per square foot. The three-acre property changed hands seven years after it sold for $4.5 million, marking a significant increase in value.
