he Norton Law Firm has leased 10,000 square feet of office space at the Rotunda Building in Oakland's Downtown area. The seven-story Beaux-Arts landmark was renovated with a nearly $5 million investment by owner Rubicon Point Partners. This deal will more than double the law firm's headquarters space, which previously occupied 4,500 square feet at the American Bag Building.
The Rotunda Building, designed by Charles Dickey in 1912, features a striking glass dome and Corinthian columns. It was listed on the National Register of Historic Places in 1989 and became an Oakland Landmark in 2002. Rubicon Point Partners purchased the building in 2022 for $72 million and invested $4.8 million in renovations to attract high-end tenants.
As part of a broader trend, market observers note that tenants are increasingly seeking premium offices over Class B spaces due to the shift towards remote work. The Rotunda Building's makeover includes a luxury lounge with amenities such as a wet bar, pool table, and golf simulator. Additional upgrades include revamped common areas and plans for a fitness center, bike storage, and showers.
The building now has 157,200 square feet of offices available for lease, indicating that it is approximately 54 percent leased.
