The sellers, David Frank and Kazukuni Sugiyama, are in their 80s and have owned the property since 1999 when it was converted from a former spice and coffee grinding factory into a full-floor condo.

    The loft, located at 176 Duane St., is part of the Tribeca West Historic District and features exposed brick, wood accents, and beamed ceilings. The 2,336-square-foot space has two bedrooms, two bathrooms, a home office, and a den that could serve as an additional bedroom or guest room.

    The sellers have traveled extensively for art festivals and events in New York and Tokyo, where they also own a pied-à-terre. They plan to donate the proceeds from the loft sale to nonprofits including the Minneapolis Institute of Art and the Santa Fe Chamber Music Festival.

    The historic building was designed by John B. Snook in 1868 and has undergone several transformations over the years. The current owners have maintained its industrial charm while creating a warm and inviting space with a woodburning fireplace, high ceilings, and plenty of natural light.

    The furnishings are also available for purchase at a negotiable price, making it an attractive option for pied-à-terre buyers. The sellers' broker, Karan Chopra of Douglas Elliman, notes that buying a furnished apartment can be particularly appealing to those looking for a hassle-free living experience in the city.
