ew data from Realtor.com reveals that Ocean County's median home sale price decreased by 1.2% in December to $455,000 compared to November's median of $460,500. This decline marks a contrast to the previous year, when the median home sales price was $420,000 in December 2023. The current figure represents an 8.3% increase from that point.
Breaking down the data by property type, single-family homes saw a slight increase of 0.9% in median sale prices to $485,000 in December compared to November's $480,500. Since last year, the sales price of single-family homes has risen by 10.2%. A notable trend is that 103 single-family homes sold for over $1 million in December, up from 82 transactions in December 2023.
Condominiums and townhomes, however, experienced a decline of 14.6% in median sales price to $299,000 in December compared to November's $350,000. Despite this drop, the sales price of condominiums and townhomes has increased by 8.7% since last year. Five condominiums or townhomes sold for over $1 million in December, a slight increase from three transactions in December 2023.
In terms of overall sales activity, Ocean County saw a 16.6% rise in recorded home sales in December compared to the same period last year, with a total value of $610.1 million. Across New Jersey, homes sold at a median price of $509,857 in December, down 0.2% from November's median.
The Garden State experienced an increase in total residential home sales value by 9.5% to $5.6 billion in December compared to November's $5.1 billion. Notably, 11.04% of homes sold for over $1 million in December, up from 9.07% in the same period last year.
Single-family homes across New Jersey saw a median sales price decrease by 0.9% to $525,000 in December compared to November's $530,000. However, this figure represents a 10.4% increase since last year. The median sales price of condominiums and townhomes remained steady at $420,000 in December, but has increased by 15.1% from the same period last year.
