6 Group has expanded its presence in Miami-Dade County, acquiring a development site near Aventura Mall for $16 million. The Boca Raton-based developer plans to build The Gateway, an 18-story mixed-use project featuring 210 apartments and 13,185 square feet of office space. P6 acquired the 1.4-acre property at 2600-2630 Northeast Ives Dairy Road in Ojus for $2.5 million, securing a mortgage from Centennial Bank.
The site was previously owned by an entity managed by Hallandale Beach-based developer Raphael Ammar, who had planned a different version of The Gateway with more office and retail space. However, P6 has submitted revised plans to Miami-Dade County, downsizing the project and eliminating retail space while setting aside 21 apartments for workforce housing.
P6 Group, led by Jose J. Padua, Jose E. Padua, Todd Richardson, and Ignacio Diaz, has developed projects in Boca Raton, Deerfield Beach, and Fort Lauderdale. The firm recently completed Royal Palm Residences, a complex of three nine-story condo buildings with 48 units in Boca Raton.
The Gateway is one of several planned projects near the Brightline train station in Aventura. Other developments include Stellar Communities' and Adam America Real Estate's Aventura Station I and II, as well as a mixed-use project by Yakov Cohen and Shimon Bouskila at an industrial complex.
