he Pueblo real estate market is showing signs of improvement, with new listings up 7.4% in April and pending sales increasing by 25.7%. According to Dave Anderson, spokesperson for the Pueblo Association of Realtors, median pricing rose to $329,900, a 7.9% increase from last year's April numbers. The year-to-date median price is now at $315,000, with sellers receiving an average of 98.8% of their asking price.
The number of active listings has increased by 8.5% over last year, providing buyers with a wider selection of homes to choose from. However, the market remains cautious due to high interest rates, which have led to fewer showings and offers. Builders applied for 33 new building permits in April, but overall permit applications are down 17% year-to-date.
In other news, PaintCare collected over 12,000 gallons of paint in Pueblo County during its Earth Day program, with four year-round drop-off sites available throughout the county. A nominal fee is added to the price of new paint sold in Colorado to fund the recycling program.
The Walmart Supercenter on Dillon Drive recently underwent upgrades and celebrated with a ribbon-cutting ceremony, where local nonprofit organizations received grants totaling $10,000. Long-time associates were also recognized for their service.
Additionally, the Southern Colorado Residential Rental Association is hosting a class and luncheon on May 21 at Pueblo Union Depot, focusing on legislative updates affecting landlords. The event is free for members, with lunch available for purchase by non-members.
