Renaissance Center skyscraper to be sold at auction, largely vacant

he 600 Tower, part of the Renaissance Center complex in Detroit, is set to be auctioned online from March 17-19 with a starting bid of $2.75 million. According to Ten-X.com, the listing for the property notes that it has been marketed as a minority partner between Friedman Real Estate and California-based F&F Capital Group since its purchase in 2023. The building's initial plan was to be retained and leased to a large single tenant, but with only 11% occupancy, the owner is now looking to sell.

    The 334,000-square-foot office tower has been renovated in 2024 and features an on-site parking garage with 475 spaces. In 2023, F&F Capital and Friedman Real Estate acquired both the 500 and 600 towers from a New Jersey-based energy company, with Blue Cross Blue Shield of Michigan signing a long-term lease for the 500 Tower.

    The Renaissance Center complex is owned or controlled by General Motors Co., which plans to move its global headquarters into Bedrock's Hudson's Detroit by January 2026. The automaker has proposed a $1.6 billion renovation plan that includes tearing down towers 300 and 400, as well as repurposing underutilized spaces in the other towers.
