Santa Ana's Intergenerational Housing for Seniors & Young Adults

Orange County's first-of-its-kind campus will house and support about 36 residents.

he Richard Lehn Intergenerational Campus, a pioneering project in Santa Ana, is nearing completion. Developed by Illumination Health + Home, the campus will house about 36 residents, including seniors aged 62+, transitional‑aged youth (18‑24) and their children. The goal is to create a supportive environment that blends care and community across three generations.

    Residents will receive on‑site medical care, behavioral health services, job‑readiness training, and child‑development support. Orangewood Foundation will manage programs for the TAY residents, helping them transition from foster care or juvenile detention into independent adulthood by providing career services and housing stability.

    The $8.5 million project is funded by a mix of public and private partners: CalOptima Health, the city of Santa Ana, U.S. Rep. Lou Correa, the Samueli Foundation, and the Cooper Housing Institute. Dr. Pooja Bhalla, CEO of Illumination, praised the collaboration, noting the model brings three generations together in a healing community.

    Located at 918‑920 N. Bewley St., the campus features two two‑story residential buildings and an accessory dwelling unit totaling 7,473 sq ft. It contains 11 units for 14 formerly homeless households, including eight units for TAY, two shared three‑bedroom units for six seniors, a manager’s unit, and an ADU for staff.

    Illumination Health + Home, formerly Illumination Foundation, focuses on ending homelessness, especially for families living in cars. In 2024 it opened the Children & Families Recuperative Care Center and the Shah Happiness Home, its fifth Family Emergency Home in Orange.

    The campus is slated to open in early 2026. In other real‑estate news, the Creek Medical Buildings complex in Irvine sold for $16.25 million, a fully leased 43,374‑sq‑ft property at 37, 39, and 41 Creek Road. Meanwhile, Beachview Rentals in Newport Beach was acquired by Maui Resort Rentals, forming Dream Resorts; the merger added 170 properties to Maui’s portfolio and retained all staff. PLC Communities is building 228 homes in Palm Springs’ Miralon agri‑hood, with 71 single‑family homes in Olea priced from $1.1 million, 157 paired homes in Lily starting in the $700,000s, and 25 Solace homes in pre‑sale next month.
