iriusXM has renewed its lease for the entire 58,000 square foot building at Freeport Business Center III in Irving. The radio provider will continue to occupy the space at 8550 Freeport Parkway, according to Stream Realty. Tim Terrell and Rhett Miller of Stream represented the landlord, while CBRE's Ryan Buchanan represented SiriusXM.
The one-story building was constructed in 1998 and is located near DFW Airport with easy access to major highways. The property changed hands in April when Hillwood Development Company purchased it from UBS Realty Investors as part of a larger deal that included three other properties. The purchase price was not disclosed, but the building's value was estimated at $6.9 million in 2024.
Irving is a hub for corporate offices, with companies like Caterpillar and Nexstar Media Group headquartered there. Wells Fargo is also building a major campus in the area. Despite challenges in the Dallas-Fort Worth office market, including high vacancy rates and an exploding sublease market, Irving remains attractive to businesses.
