major transformation is underway at 1290 Sixth Ave., as Vornado Realty Trust injects new life into the once-staid office tower. The latest addition: Five Iron Golf, an indoor golf simulator and instruction facility that will bring its unique brand of fun to the public for the first time in Manhattan.
The 15,300 square-foot lease marks a significant milestone for Five Iron Golf, which now has six locations across the city. The new space will feature state-of-the-art equipment and expert instructors, making it an attractive destination for golf enthusiasts of all levels.
Vornado's plan to revamp 1290 Sixth Ave. is part of a broader effort to create a more vibrant and amenity-rich work environment. The $45 million investment includes a range of new features, including a 6,000 square-foot fitness center, a 3,000 square-foot tenants' lounge, and a 12,000 square-foot restaurant on the West 51st Street side.
The tower's 52nd Street entrance will lead to a concourse-level array of amenities, including the Five Iron Golf facility. The changes are part of Vornado's strategy to bring its successful Penn 1 and Penn 2 model north, following the rapid leasing success of those redeveloped towers near Madison Square Garden.
The revitalization of Sixth Avenue is a remarkable story in itself, with a vacancy rate of just 10-11% compared to Manhattan's average of 20%. The corridor has become a hub for entertainment, dining, and shopping, with popular spots like STK Steak, Del Frisco's, and the MLB store drawing visitors from across the city.
