enver’s 249‑unit Raleigh at Sloan’s Lake sold to Florida’s Seminole Real Estate Fund for $125.6 million, the highest per‑unit price in the city this year at over $500,000, CBRE said. The deal follows a Q3 2025 average of $278,000 per unit. Hines’ managing director, Chris Crawford, praised lakefront location and design for driving demand. This is Seminole’s second Denver purchase after the 2021 $56 million Alton Jefferson Park acquisition. Completed in 2020, the complex at 1650 N. Raleigh St. offers studios to two‑bedrooms (994 sq ft) with stainless‑steel appliances, gas ranges, floor‑to‑ceiling windows, walk‑in closets. Amenities include rooftop lounge, pool, fitness center, pet spa, 4,192 sq ft of ground‑floor retail leased to Livewell Animal Hospital. CBRE’s Terrance Hunt noted strong occupancy, rent growth, asset’s resilience amid Denver’s tight supply.
