alstatt Real Estate Partners, a real estate private equity firm, has launched its latest build-to-rent development, Swell by Soltura, in Bonita Springs, Florida. The community will feature 200 luxury cottage-style apartments with state-of-the-art amenities such as a leasing center, fitness center, and resort-style pool.

    As the cost of homeownership continues to rise, more people are turning to rental options that offer space and quality of life without long-term obligations. Swell by Soltura addresses this demand by providing residents with private yards, individual entrances, and a sense of neighborhood and lifestyle.

    The 200 rental homes will be comprised of one-, two-, and three-bedroom units in a clustered two-story cottage format, each with private first-floor entryways and fenced backyards with patios. This design provides an average of 530 sq. ft. of additional living space per unit.

"Nationwide demand for build-to-rent housing has grown rapidly, driven by younger households and growing families looking for flexibility and space."

    Swell by Soltura represents the fourth build-to-rent development in partnership with Soltura Development Group, joining Odyssey, Altair, and Argos. Halstatt's BTR portfolio includes projects in Fort Myers, Sarasota, Austin, and Columbus, Ohio.
