outh Miami commissioners have approved a development agreement with Alex Vadia's firm for the Shops at Sunset Place mixed-use project. The proposal involves redeveloping the 10-plus-acre shopping center into a phased development with 1,513 residential units and 350,000 square feet of commercial space across nine towers. This includes a 287-key hotel and a 50,000-square-foot performing arts and movie theater.
The project will be built in phases, with seven residential buildings, one office building, and one hotel tower. The existing parking garage will be retained, providing over 2,100 parking spaces. The residential units will range from studios to three-bedroom apartments or condos, totaling around 150,000 square feet of retail space, primarily restaurants and smaller retailers.
The developer has the option to build up to 33 stories high on the northern portion of the property fronting U.S. 1, using bonuses approved by the commission last year. The Shops at Sunset Place has struggled with high vacancy rates for years, but this redevelopment aims to revitalize the area.
