ylan Commons, a shopping center in New Dorp, is undergoing a major transformation after losing several prominent retailers over the past five years. According to a real estate listing on Loopnet.com, the property at 2530 Hylan Blvd. will soon welcome new tenants, including Shake Shack and Pho Today, a Vietnamese restaurant.
The center, anchored by Aldi and T.J. Maxx, features 89,817 square feet of retail space and is located near New Dorp Beach access. Currently, six stores are vacant, with one temporarily occupied by Spirit Halloween. The listing brochure posted on LoopNet by developer Treeco reveals that Shake Shack will occupy the former Five Below space, while Pho Today will set up shop nearby.
Veterinary Emergency Group, a 24-hour pet emergency room, is also expected to take over the freestanding space once occupied by Municipal Credit Union. However, Treeco did not respond to requests for comment to confirm these details, and Shake Shack denied signing a lease for the location.
Aldi is currently building out its store in the shopping center, but will not occupy the entire storefront previously earmarked for Amazon Fresh. A 20,500-square-foot portion of that space is now being advertised as leasable. Hylan Commons has seen significant vacancies over the years, with several retailers, including Annie Sez and Boston Market, having left the property.
