Sun Belt state tops US rental market, outpacing NYC

f you're tired of renting in New York City and don't mind the heat, Arizona might be the place for you. The southwestern state dominated WalletHub's annual list of best and worst places to rent in America, with four of its metros ranking in the top 10.

    Arizona cities like Scottsdale and Peoria offer a great quality of life at an affordable price. However, renters still prefer New York City for its unique charm. WalletHub ranked 180 US metros based on rental attractiveness and quality-of-life metrics, including historical price changes and traffic congestion.

    The list highlights the best places to rent in America, where renters can get the most value for their money. Overland Park, Kansas, topped the list due to its spaciousness and affordability, with an average home size of 2,809 square feet. Renters there pay just 17% of their annual income on rent.

    Arizona metros like Scottsdale, Chandler, Gilbert, and Peoria ranked high in WalletHub's top 10, thanks to good job markets, quality-of-life metrics, and affordable housing. New York City, however, performed poorly, ranking 83rd out of 180 US metros. Despite its affordability issues, the city excelled in city satisfaction (31st place) and safety (79th place).

    While renting in NYC is challenging, it's still a desirable option for many Americans. The city's high rent-to-price ratio means that renting makes more economic sense than buying, but it also implies that many would-be buyers are financially forced to rent. New York City can take comfort in knowing it's not the worst place to rent – that title belongs to Memphis, Tennessee, which is cheap to buy a house in but ranked as the worst place to rent overall.
