utter Health has unveiled a massive $1 billion plan for an East Bay campus, with a series of real estate deals totaling over $400 million in Emeryville. The acquisitions, valued at $450 million, include seven properties purchased through Sutter Bay Hospitals and Alta Bates Summit Medical Center.
The sites acquired by the healthcare affiliates are located near 53rd Street in Emeryville, where they intersect with Hollis Street, Chiron Way, and Horton Street. Key details of the purchases include:
* A $170 million office building at 5555 Hollis Street
* A $156 million office building at 5300 Chiron Way
* A $90 million parking structure site at 4563 Horton Street
* An $18 million vacant lot at 1400 53rd Street, which will host a new medical center with up to 200 beds
* Other smaller sites valued at $750,000 each
The Emeryville campus will feature a regional destination ambulatory care complex and a new medical center. The initial capacity of the medical center will be up to 200 beds, with room for future expansion. Sutter Health's Chief Executive Officer Warner Thomas described the project as one of the most significant investments in their system over the next decade.
The campus will offer outpatient services at two existing office buildings and acute care services at the new medical center. It will also provide medical office space and parking at an existing 1,992-space garage. Sutter East Bay Medical Group Chief Executive Officer Arzou Ahsan noted that this plan ensures seamless access to integrated services for East Bay patients, including primary and specialty outpatient care, imaging, lab and diagnostic services, ambulatory surgery, urgent care, and inpatient services.
