enowned French chef Jean-Georges Vongerichten is partnering with Terra's David Martin and Lion Development Group's Michael Simkins to bring their first residential project to Miami. The development team has launched sales for the Jean-Georges Miami Tropic Residences at 3501 Northeast First Avenue, near the Shops at Midtown Miami. The site was acquired by Terra and Lion Development last year for $40 million from Midtown Miami developer Alex Vadia.
The 48-story tower will feature 320 condo units, 27,500 square feet of ground floor retail space, and prices starting at $1.6 million. Douglas Elliman has been tapped to lead sales and marketing efforts. Construction is expected to begin next year, with completion slated for 2027. Arquitectonica and Yabu Pushelberg are designing the project.
Vongerichten will be involved in the development of over 41,000 square feet of amenities, including an abc kitchens restaurant, gardens, a podcast recording studio, private dining room, bar, lounge, outdoor recreation spaces, salon, spa, juice bar, and pool deck. Nearby, Benderson Development recently acquired the Shops at Midtown Miami for $83.7 million.
This project is part of a larger trend in South Florida, where developers are launching branded condo projects with hospitality, luxury automotive, or designer brands. These partnerships can command higher prices per square foot and typically last for at least 10 years, often longer. Martin and his partners are also working on Villa Residences, a planned condo tower in Miami's Edgewater, in partnership with Major Food Group.
