versheds Sutherland is downsizing its Atlanta presence by nearly half, relocating from 999 Peachtree Street to Bank of America Plaza. The law firm will occupy the 49th through 52nd floors of the 55-story tower at 600 West Peachtree Street, totaling around 94,000 square feet. This move comes after signing a lease last week, facilitated by CBRE's John Shlesinger for Eversheds Sutherland and Jeff Keppen and Nicole Goldsmith for CP Group, the building's owner.
The relocation will leave nearly 180,000 square feet vacant at Piedmont Realty Trust's 999 Peachtree Street, which spans 622,000 square feet. Eversheds Sutherland has been based there since 1990. Meanwhile, CP Group has seen significant leasing activity at Bank of America Plaza, with 170,000 square feet leased in the past six months.
Atlanta's office market is experiencing a surge in notable leases, with five deals exceeding 100,000 square feet signed in the first half of the year. However, the market continues to face challenges, including a nearly 25% vacancy rate due to remote work trends and elevated interest rates. CP Group has invested $50 million into improvements at Bank of America Plaza since acquiring it for $380 million in 2022.
