ast month's biggest office leases across New York City's five boroughs were dominated by one major player. Bloomberg took the top spot with its second significant renewal this year, expanding its NYC footprint to nearly 2 million square feet. Here are the other notable deals:
1) Bloomberg renewed and expanded its massive space at 919 Third Avenue in Midtown East, totaling 946K sf. A CBRE team represented the tenant, while SL Green Realty's in-house team handled the renewal.
2) Google renewed its lease at 85 Tenth Avenue in Chelsea, covering 300K sf. A CBRE team represented the tech giant, with Vornado Realty Trust and Related Companies handling the landlord side.
3) Blue Owl expanded its presence at 375 Park Avenue in the Plaza District, signing a new lease for 238K sf. Cushman & Wakefield's Mark Weiss represented the investment firm, while RFR Holdings handled the landlord side.
4) International Workplace Group signed a new lease for six floors of 142 West 57th Street in Midtown West, totaling 93K sf. GDS Development and Sabal Investment Holdings own the building.
5) OpenAI inked a new lease at 295 Lafayette Street in Nolita, covering 90K sf. Newmark's Christina Clark and Steven Rotter represented the AI company, with Kushner Companies as the landlord.
6) Verition Fund Management signed a new lease for 73K sf at 245 Park Avenue in Grand Central. Newmark's William Levitsky and John Cilmi represented the hedge fund, while Cushman & Wakefield handled the SL Green Realty side.
7) Roivant Sciences inked a new lease at 1 Penn Plaza in Penn Plaza, covering 55K sf. Newmark's Neil Goldmacher and Josh Friedman represented the biotech company, with Vornado Realty Trust handling the landlord side.
8) The Brooklyn District Attorney's records keeping division signed a new lease for 52K sf at 147 41st Street in Sunset Park. A CBRE team represented both the tenant and landlords Jamestown, Belvedere Capital, Cammeby’s International, FBE Limited, and TPG Angelo Gordon.
9) Berkeley Research Group expanded its presence at 810 Seventh Avenue in Midtown West, signing a new lease for 51K sf. Newmark's Brian Goldman and Ryan Harding represented the global consulting firm, with SL Green Realty handling the landlord side.
10) DSM-Firmenich inked a new lease for 45K sf at 641 Sixth Avenue in Chelsea. JLL's James Quinn and Gary Youm represented the fragrance company, while CBRE handled the Spear Street Capital side.
