Top Suburbs for Homebuyers Revealed by PropTrack Insights

A notorious gangland hub surprises as one of Australia's most sought-after suburbs for homebuyers.

ussie homebuyers have revealed their top suburbs for property over the past year, with some familiar faces and a few surprises. PropTrack's analysis of realestate.com.au's most searched suburbs for 2024 showed that new infrastructure has opened up markets to buyer interest in Sydney.

    The Hills District was the big winner, with Castle Hill emerging as the most sought-after suburb. Local real estate agent Aaron Godfrey said the new metro had been a "game changer" in making the area more attractive to city workers. "It's a lifestyle thing," he explained. "You can get a decent quality house on a large block of land with pools and plenty of space."

    Other suburbs in the Hills District featured heavily in the top 10, while nearby Blacktown was fifth. Resident Renee Booth loved the area for its convenience and affordability. She and her partner purchased their home when they were just 23 and renovated it themselves.

    In Melbourne, Richmond topped the list with a median house price of $1,392,500, but Brunswick made a surprise appearance in the top five. The suburb has undergone significant gentrification since its gangland-related crime days. PropTrack's senior economist Paul Ryan said that while these suburbs may not be price forecasts, they do indicate where buyers will likely flock next.

    In Brisbane, Coorparoo was the most popular suburb, with 70 buyers competing for every home on the market. The suburb's median dwelling price of $755,000 is relatively affordable compared to other areas in Greater Brisbane. Next ranked by search volume was trendy New Farm, which appeals to deep-pocketed buyers.

    In Adelaide, family-friendly areas and those near the metro coastline dominated the top 10. Glenelg topped the list for searches throughout 2024, ahead of cosmopolitan Unley. Local agent David Ferrari said that Glenelg's popularity is due to its fantastic lifestyle and proximity to the city. "It offers a great place to live," he explained, adding that interstate buyers are often surprised by the suburb's affordability compared to other states.
