CLA has expanded its presence in Los Angeles with the purchase of a 168,400-square-foot office building in Del Aire's South Bay area for $55 million. The two-story building, known as 52Ten, was acquired from Karney Properties, which had purchased it from Siemens in 2017 for $53 million. UCLA plans to redevelop the property into a UCLA Health Sports Medicine Institute, investing $90 million in upgrades and new facilities.
The project will include an ambulatory surgery center, medical clinic, advanced imaging, microbiology/serology lab, and specialty pharmacy. The facility is expected to enhance patient care services by leveraging existing lab infrastructure and incorporating new technologies. This acquisition marks the latest move in UCLA's major real estate expansion across Los Angeles, which has seen it acquire several properties in recent years.
In addition to this purchase, UCLA Health has acquired the 260-bed West Hills Hospital and Medical Center in the west San Fernando Valley for an undisclosed price. The university also paid $700 million for the former Westside Pavilion mall at Pico Boulevard, which is being converted into office space for Google. Other notable acquisitions include a historic building in Downtown LA for administrative offices and classrooms, as well as properties in Rancho Palos Verdes and San Pedro.
