luxury apartment tower is planned for Dallas' Oak Lawn neighborhood, with M&A Development set to build a 28-story residential building at 4211 Newton Avenue. The project will feature 270 units and span over 400,000 square feet, making it a significant addition to the area. The site currently houses Chimney Six Condominiums, which is under contract for sale.
To move forward with the project, M&A needs to secure a zoning change, as current regulations only allow for buildings up to 36 feet tall. The proposed height of 325 feet has raised concerns among neighbors, who are being courted by the development team before a presentation to the Oak Lawn Committee. If approved, construction could begin within two years.
The goal is to increase walkability and provide amenities in an area dominated by surface parking lots. Plans include 9,000 square feet of open space with water features, mature trees along sidewalks, and indented parallel parking to widen the street. The tower will sit back from the property line, and four levels of below-grade parking will be built.
The project's design team includes GFF Design and Studio Outside, a Dallas-based landscape architect. Asking rents are expected to be at the highest end of the market, with the building featuring a resort-style pool and luxury amenities. The 4211 Newton project joins other planned high-rise residential towers in Oak Lawn, including a proposed development by the Halperin family that will transform a strip mall into apartments.
