University Hosts 23rd Rocky Mountain Real Estate Challenge

he 23rd Rocky Mountain Real Estate Challenge is gearing up to bring together graduate students from the University of Denver and the University of Colorado for a high-stakes competition. This year's challenge focuses on reimagining the historic Thornton Shopping Center site, a 15.6-acre property ripe for redevelopment.

    Sponsored by Land Title Guarantee Company and NAIOP Colorado, the event is set to culminate in final project presentations on April 30, 2025. The City of Thornton is calling on students to submit innovative and sustainable proposals that transform the site into a vibrant mixed-use community hub. The winning formula must balance retail, dining, social spaces, and limited residential use, generating tax revenue while reflecting the city's commitment to placemaking.

    "We're at a crossroads with the redevelopment of the Thornton Shopping Center," said Jan Kulmann, mayor of Thornton. "We're eager to see how these students will bring fresh ideas to the table, creating a space that serves our residents and strengthens our economy."

    Competing teams will take on the role of developers, crafting proposals that address zoning changes, environmental challenges, and community-centered vision. Plans must incorporate spaces for socializing, public gatherings, and outdoor dining while maintaining strong pedestrian connectivity to the adjacent Original Thornton neighborhood.

    The Challenge offers students a unique platform to demonstrate their real estate expertise and showcase innovative thinking in tackling complex urban redevelopment projects. "This year's project is a prime example of how creative minds can envision transformative solutions for communities," said Margo Black, 2025 Rocky Mountain Real Estate Challenge Chair.

    The event brings together industry leaders from Colorado's real estate community, providing students with an opportunity to present their concepts to esteemed judges and an audience of over 700 professionals. The winning team will receive scholarships and the prestigious NAIOP Cup.

    As a long-standing supporter of the Rocky Mountain Real Estate Challenge, Luke Davidson emphasized its impact: "This event not only highlights impactful development opportunities but also brings together emerging talent in our industry, fostering connections that shape the future." Tickets for the event will be available through the NAIOP Colorado website in February.
