In New York, the three entrants were all in Lower Manhattan. Tribeca led the city’s pack with a median of $3.7 million, followed by Noho at $3.19 million and SoHo at $2.6 million. These ZIPs saw price gains, and the city’s overall performance was its weakest in a decade, with only 15 ZIP codes in the national top 100.
Suffolk County dominated the state’s share, featuring 15 high‑priced ZIPs. Sagaponack’s code ranked third nationwide, boasting a $5.92 million median and holding the state’s top spot for ten consecutive years. Water Mill also entered the national top 10, despite a slump in Hamptons luxury sales last year.
Florida’s boom was highlighted by Fisher Island, a 216‑acre enclave accessible only by boat or helicopter and gated by the exclusive Fisher Island Club. The island’s median sale price surged 65 % over the year, with standout transactions including a $23.7 million three‑bedroom condo and a $21 million single‑family home. The island’s success eclipsed California’s Atherton, pushing Sagaponack to third overall.
California’s presence was strong, with Newport Beach contributing three entries to the top 10. Yet the Sunshine State’s crown went to Fisher Island, whose median price outpaced all other ZIPs.
Notable high‑end sales added color to the list: Vitamin Shoppe founder Jeffrey Horowitz’s $89 million estate in Sagaponack, and “RHOBH” star Marisa Zanuck’s $25 million custom‑built Hamptons home. These deals underscore the continued allure of the Hamptons, even as overall sales dipped.
The 2024 list, featuring 100 ZIP codes with a median sale price above $2 million, reflects shifting real‑estate dynamics.
