elated Group and BH Group are launching sales for Viceroy Residences Aventura, a 28-story condo tower in Aventura. The project, led by Jorge Pérez's team and Isaac Toledano's BH Group, will feature 274 units on a 4.5-acre site purchased for $51 million in 2022. Originally planned as the Icon Aventura project, Viceroy Residences has been rebranded to cater to the local community.

    Cervera Real Estate is handling sales and marketing, with prices starting at around $900,000. Nick Pérez notes that the tower's design takes into account Aventura's large Latin American and Jewish populations, targeting younger families who want to stay close to their roots. Units will range from 860 square feet to 2,000 square feet, with amenities including a pool, fitness center, rock climbing wall, and rooftop bar.

    The project features art from Jorge Pérez's personal collection and will operate a public cafe on the ground floor. Construction is expected to begin in 2026. Viceroy Residences marks the brand's third South Florida project, following conversions in Brickell and Fort Lauderdale. The trend of branded residences appears to be growing in Aventura, with Vertical Developments planning a Fendi Casa-branded condo project on the waterfront.
