Wealthy Investors' Real Estate Strategies for 2025

igh-net-worth individuals are less enthusiastic about expanding their real estate portfolios this year, according to the Forbes Research 2025 High Net Worth Survey. While 71% of respondents with over $2 million in investable assets are actively seeking opportunities to grow their real estate portfolio, this is down from 87% last year.

    The survey polled 250 individuals globally and found that lifestyle enhancement is a primary driver for HNWIs when purchasing a new residential property. Key considerations include proximity to exclusive amenities (74%), environmentally friendly features such as sustainable design and architecture (70%).

    Interestingly, the ultra-wealthy remain more committed to real estate as part of their financial strategy. Among those with assets over $30 million, 31% completely agree that high-end property diversification is key to long-term financial success, compared to just 8% of their less affluent peers ($2 million to $4.9 million) who said the same.

    The percentage of HNWIs who believe in real estate's role for long-term financial success has declined from 35% in 2024 to 21% in 2025. This shift suggests a softening of foundational beliefs about the importance of high-end property diversification in achieving long-term financial goals.
