A
public hearing will take place on November 6, 2024, in West Bend City Hall's council chambers regarding a proposal to change the land use and zoning of 34 acres north of CTH NN and east of 18th Avenue. The proposed development would be a housing project with over 90 units.
According to Jim Reinke from Community Development, this change is necessary for redevelopment purposes. The property currently serves as a business park but was originally part of TID number 8, which closed in 2022. A potential developer is interested in changing the land use to residential, and Reinke believes it's reasonable considering the surrounding area has residential properties.
The proposed zoning amendment would change the current industrial designation to RS4 single-family residential. However, some officials were caught off guard by the proposal. Town Chairman Troy Zagel stated that the town was unaware of the plan, believing the land would be used for industrial development instead of housing. Alderman Brett Bergquist also expressed surprise at the scope of the project.
The proposed zoning change and housing development details are as follows:
* Comprehensive Plan Amendment #32: A public hearing is recommended to change the land use in the City's 2020 Comprehensive Plan for approximately 34 acres.
* ZA-24-009: A public hearing is recommended to change the zoning designation for approximately 34 acres.
