Niersberger, a company specialising in serial refurbishments, has completed work on 32 residential units in Hof on behalf of Baugenossenschaft Hof. The buildings at Dr.-Enders-Straße 38/40 date from 1967 and comprise a total living area of over 2,700 square metres. The refurbishment achieved the KfW Efficiency House 55 standard. This means that the primary energy requirement is now only 55 per cent of the reference value according to the Buildings Energy Act (GEG).
Significant energy savings and emission reduction
The energetic upgrade led to significant savings. By switching from oil heating to biomass, the primary energy requirement of the refurbished flats decreased by 94 per cent compared to their original state. Similarly, CO2 emissions were reduced by 97 per cent. René Fabian, Managing Director of Niersberger Group, emphasised the importance of serial refurbishment for the energy transition. He highlighted that the prefabrication of building elements enabled a short construction period, while tenants were able to remain in their homes.
The Chairwoman of the Board of Baugenossenschaft Hof, Daniela Rödel, confirmed the conscious decision to adopt the serial refurbishment approach. The aim was to contribute to achieving climate protection targets while keeping the burden on tenants low. Niersberger was responsible for installing prefabricated façade elements, renewing the thermal insulation of the basement ceiling and roof, and implementing a modern pellet heating plant.
In the course of the measures, additional living space was created by partially removing loggias. New, thermally separated aluminium cantilevered balconies were installed for all residential units. This comprehensive refurbishment serves as an example of Niersberger's commitment to serial refurbishment. Other projects by the company include the Paul-Gossen-Quartier in Erlangen for Gewobau and a project for Oberbayerische Heimstätte in Kösching near Ingolstadt.
