Angermann NRW has successfully concluded the sale of a commercial property in Cologne-Lövenich. The property, located at Dieselstraße 18–24, was acquired by a Cologne family office. A privately held company acted as the seller. The transaction was exclusively and entirely brokered off-market by Angermann NRW. Both signing and closing have already taken place; silence was agreed upon regarding the purchase price.
The acquired property comprises a total usable area of approximately 4,500 square metres. Within this area, about 985 square metres are allocated to offices and ancillary spaces. The predominant part of the rental area consists of hall, storage, and workshop spaces. At the time of sale, the property was fully let, which underscores its attractiveness as an investment.
Location and Market Segment
The property is located in the Lövenich commercial area in western Cologne. This location is characterised by its established infrastructure. The property is assigned to the Value-Add risk class, indicating its potential for future value appreciation. The sustained demand for such properties in prime locations characterises the current market.
Patrick Sohns, Managing Partner of Angermann NRW GmbH, commented on the transaction. He highlighted that Light Industrial commercial properties with significant value appreciation potential in established locations continue to have limited availability. He emphasised that a product with limited supply does not necessarily need to be marketed openly. For properties of this size, it is not the number of bidders that is decisive, but the reliability of the buyer.
Accordingly, the client's wish to execute the sale discreetly and targeted from within the existing network was fulfilled. This approach enabled a swift and secure transaction without detours. This underscores the importance of trusting relationships and precise market knowledge in brokering investment properties in the off-market segment.
