Pascal Bender took over the management of DAHLER's Frankfurt branch on 1 August 2026. His analysis of the regional property market points to a differentiated price development, which is attributable to the varying dynamics within the Frankfurt housing market. The current price development has been significantly influenced by higher interest rates, which have noticeably slowed down the overall market. In the premium segment, demand has fallen but remains at a high level.

A key factor for price stability in the premium segment is the scarce supply of high-quality properties in desirable locations. This scarcity supports prices and contributes to them continuing to rise in some cases. At the same time, the available data shows a significant decline in demand for Frankfurt flats in the overall market by 7.7 per cent compared to the previous year's quarter. The premium segment saw a decline of 33.3 per cent.

Medium-term market expectations and strategic realignment

Bender forecasts a medium-term recovery for both market segments. He attributes the current reluctance of many prospective buyers to increased interest rates and geopolitical uncertainties, which often postpone purchasing decisions in both the overall and premium segments. However, he expects a change in this situation in the medium term. Bender expresses optimism for the housing market in Frankfurt city centre. Although prices here have fallen by 2.4 per cent in the overall market and 1.6 per cent in the premium market, he anticipates a swift market recovery in this district, followed by the surrounding districts.

Before joining DAHLER, Pascal Bender worked as an independent real estate agent for Engel & Völkers for almost seven years. In this role, he managed residential and luxury properties in the Rheingau and Wiesbaden regions. Prior to that, he spent eleven years working for the German Football Association. He describes Frankfurt as one of Germany's most interesting property markets and DAHLER as one of the most attractive agencies. His discussions with the founders, Kirsten and Björn Dahler, showed an alignment of goals. Bender looks forward to taking on the responsibility as branch manager, developing processes, and creating sustainable growth.

Strategic development of the branch

Björn Dahler, founder and managing director of DAHLER, expressed his delight at securing Pascal Bender. He emphasised that Bender is an experienced property expert who knows the regional market precisely and brings clear ideas for the further development of the branch. Together, the next steps for the sustainable expansion of the Frankfurt branch will now be tackled.
